Ray White Caloundra — A Warmer, Greener Place to Work
Ray White Caloundra's office is instantly recognisable
Bold yellow signage, bright white surfaces and the iconic brand energy that comes with one of Australia's most recognised real estate agencies. But behind the branding, the space felt clinical, loud and a long way from the natural warmth of the Sunshine Coast it calls home. iki and moss was brought in to change that.
The Brief: Sunshine Coast feel — without losing a trace of the Ray White identity.
Four key areas needed attention — a bright, harsh reception, two meeting rooms running cold and uninviting, a large echoing boardroom with no natural light, and a sprawling open plan office housing two full teams in a space that was noisy, dark and dated. The challenge was transforming each one with plants that could genuinely thrive in the conditions, while bringing warmth, personality and a tropical Sunshine Coast feel — without losing a trace of the Ray White identity.

The Reception
The Meet & Greet Space
The entry to Ray White Caloundra was bright, clinical and dominated by heavy white surfaces and bold yellow LED signage. Welcoming it was not. The brief was to create an arrival moment — something warm, tropical and immediately different from the harsh light and cold surfaces that greeted staff and clients alike.
Lucky bamboo, bird of paradise and lush tropical specimens were installed in signature charcoal pots, creating a statement entry that nods to the Sunshine Coast lifestyle while staying true to the Ray White brand.

Clinical and cool
The Boardroom
Large, echoey and completely devoid of natural light — the boardroom was one of the more challenging spaces. It needed plants that could grow tall, tolerate low light and bring enough presence to make a real difference to how the room felt and sounded.
A considered trio was the answer. A Kentia palm, Rhapis palm and cast iron plant were placed with intention — adding height, softening the acoustics and transforming what had been a stark, uninviting room into a space the team actually wants to spend time in.

Open Plan Office Space
The biggest challenge of the project. Two large teams, no natural light, heavy air conditioning, significant noise and a dated aesthetic that did nothing for morale or energy. This space needed plants that could genuinely thrive in difficult conditions while making a visible, felt difference to the people working there every day.
Pothos, philodendron, Ivy, ZZ plants and sansevieria were selected for their low light tolerance and their ability to bring lightness, texture and a touch of nature to a working environment that had none. Positioned throughout the office, they broke up the visual noise, added warmth and created a noticeably less clinical, more human place to spend the day.

A commercial office that finally feels as good as the Sunshine Coast lifestyle it represents. Warmer, greener and genuinely more welcoming — for the team who work there every day and the clients who walk through the door.
